All of our properties can be found on our website and Zoopla so as soon as you find something you like, contact us and we will arrange a viewing of the property.
If you like the property and wish to proceed, we request that you complete an application form for each adult and return it to us along with the administration and reference fees.
The property will then be taken off the market whilst references and credit checks are carried out.
References will include your employer, former landlord, charater reference and a credit check.
Assuming the references are satisfactory, we will then agree details such as a tenancy start date and draw up the tenancy agreement.
If your application is declined, we will refund your fees minus the cost of referencing and the credit checks. If however, you decide not to proceed, these fees will not be refunded.
Prior to the moving in date, we will require the first months rent and a deposit equivalent to 6 weeks of the rental. This must be in cleared funds before the commencement of the tenancy.
In addition to the rental, the tenant is usually also responsible for the Council Tax, Water rates, Gas, Electricity and Telephone bills. It is also the tenant’s responsibility to arrange for adequate contents insurance.
The deposit will be registered with the Deposit Protection Service and at the end of the tenancy the deposit will be returned to you less any deductions to cover damages, breakages and any other tenant’s liabilities.
At the commencement of the tenancy a deposit equivalent to 6 weeks rent will be required. This will be returned at the end of the tenancy, less and deductions to cover damages, breakages, rent arrears and any other tenant’s liabilities.
The Housing Act 2004 requires that all agents/landlords protect their tenants’ deposits under a statutory tenancy deposit scheme within 30 days of receiving a deposit.
We use The Deposit Protection Service (The DPS) which is the Government approved provider of custodial tenancy deposit protection schemes. The DPS Custodial scheme will safeguard the deposit throughout the period of the tenancy and repay the funds to the appropriate parties in accordance with their instructions at the end of the tenancy period.
