Building Surveys

A Building Survey is written in a form that matches the building that is being surveyed. Many older houses and flats have features which would be difficult to describe adequately in a 'standard form'. We often refer the reports to the 'bespoke' written document. Country houses, cottages and buildings, which are over 100 years old, should, we feel, be subject to a Building Survey rather than the shorter Homebuyers Survey. We will include in the report general advice on the repairs, when they should be undertaken, approximate costings, and who to go to for additional advice.

RICS Homebuyers Reports and Valuations

The size of the Report is limited to a form prepared by the Royal Institution of Chartered Surveyors. It is more than suitable for houses or flats less than 100 years old. The Report will give you the major repairs that were found, repairs that require immediate and short-term attention. The Report includes advice on the probable rebuilding cost for insurance purposes and the market value of the property at the time of the inspection.

As with the Building Survey we are happy to talk to clients and discuss the Report once it has been produced and we will advise what approach for further investigation whether it is Damp and Timber Specialists or Structural Engineers.
