Information For Tenants

A. Jestyn Coke Chartered Surveyors have been established in Blandford since 1983 but have been in practice in the area since the early 1970's.

We cover a wide area throughout Dorset and into Somerset and handle accommodation in all price brackets. Each of our staff have detailed knowledge of the properties available in order to assist you in finding a suitable property.

Once a suitable property has been found, we require a fee from you of £100.00 (including VAT). This covers the cost of preparing the Tenancy Agreement and our administration charges. In addition to this we require £40.00 (including VAT) for referencing and a credit check for each party involved and if applicable, for any guarantor. Once these fees have been received, this will reserve the property for you and we will cease to advertise it. The- se fees are only returnable if the landlord withdraws the property through no fault of your own.

We will then ask you to complete an application form so that we can begin referencing and provide us with proof of your identity (passport or driving licence). The information we require is your place of residence over the last 3 years, details of your employment, your current landlord (if applicable), bank details and the details of a personal reference who has know you for at least 3 years. In some circumstances it may be necessary to request a Guarantor for the rent. In these instances, the guarantor will also be required to undergo reference checks.

Once satisfactory references have been received, a moving in date can be agreed and the Tenancy Agreement will be drawn up.

Prior to the moving in date, we require the first months rent and a deposit equivalent to 6 weeks of the rental. This must be in cleared funds before the commencement of the tenancy.

In addition to the rental, the tenant is usually also responsible for the Council Tax, Water rates, Gas, Electricity and Telephone bills. It is also the tenant’s responsibility to arrange for adequate contents insurance.

The deposit will be registered with the Deposit Protection Service (ID 1348738). At the end of the tenancy the deposit is returned to you less any deductions to cover damages, breakages and any other tenant’s liabilities.

The final step is to arrange for the Tenancy Agreement to be signed and the handing over of the keys.
