Terms of Engagement for Building Surveys | ||||||||||||||||||||||||||||||||||||||||||||||||||||||
We note below the general terms for undertaking a Building Survey within 120 miles of the office in Blandford Forum together with a table of our fees. We are happy to survey properties further away from the Office, however, costs for the additional travelling will need to be added to the fees. We will inspect all reasonably accessible parts of the structure from ground level and other where a 12ft. ladder affords visibility, or with the aid of binoculars, where appropriate. Floor coverings/floorboards will be lifted where deemed practical without causing damage. The structural survey report will not include a valuation of the property unless specifically agreed between us and the client. The surveyor will use all reasonable skill, care and diligence expected of a reasonably competent surveyor in carrying out the survey and preparing the report. The inspection will be limited to the main structure of the property and main outbuildings. Comments on pre-fabricated buildings or buildings of a temporary nature will be outline only. Parts of the structure, such as foundations, wall ties and woodwork which are covered, unexposed or inaccessible will not be inspected except where agreed to the contrary. No site investigations nor environmental survey will be carried out and we can give no assurance that the property is unaffected by mineral extraction, land-fill or noxious substances. Where the evidence on site suggests further investigations by specialists or the need to be excavated, then reference will be made in the report and advice on same. The report is for the eyes and use of the named parties and not for the use of a third party. We will, where thought appropriate, comment on such matters as planning, road widening proposals or charges, sewers or services. A written enquiry should be made by the client's legal advisor to the relevant authority to ascertain the present position. Unless otherwise expressly agreed, in carrying out our report we will assume that:- We will be under no duty to verify these assumptions.
